Terms of Service

1. Acceptance of terms

Accessing and using InhabitMe implies full acceptance of these terms. If you do not accept them, you may not use the platform. InhabitMe reserves the right to update these terms at any time, with at least 15 days' notice by email.

2. Description of service

InhabitMe is a platform connecting property owners or managers (hosts) with people looking for medium-term stays (1–12 months). InhabitMe acts as a technology intermediary and is not a party to the rental contract between host and guest. The rental agreement is established directly between both parties.

3. Registration and user account

To use InhabitMe you must:

• Be at least 18 years old and have legal capacity to enter contracts.
• Provide truthful, complete and up-to-date information.
• Keep your login credentials confidential.
• Notify us immediately of any unauthorised access to your account.
• Not create more than one account per person or company.

4. Fees and payments

InhabitMe charges a one-time fee to guests when confirming a booking. This fee covers access to host contact details and the booking process. Fees vary by stay duration:

• 1 month: €79 / guest
• 2–3 months: €139 / guest
• 4–6 months: €189 / guest
• 7+ months: €239 / guest

5. Cancellation and refund policy

Once the platform fee has been paid and contact details exchanged, the charge is non-refundable, as the intermediation service has been delivered. If you experience a technical issue preventing completion of the process, contact support@inhabitme.com within 48 hours of payment.

6. Host obligations

Hosts agree to:

• Publish accurate information: current photos, precise descriptions, real availability and correct pricing.
• Respond to guest enquiries within a reasonable time (recommended: 48 hours).
• Comply with local rental regulations applicable to their property.
• Not request off-platform payments to circumvent platform fees.

7. Guest obligations

Guests agree to:

• Provide truthful information when requesting a booking.
• Respect the conditions of the accommodation agreed with the host.
• Not misrepresent their financial situation or identity.
• Pay rent directly to the host as agreed.

8. Limitation of liability

InhabitMe is not liable for: fulfilment of rental contracts between hosts and guests, property damage, unpaid rent, discrepancies between a listing's description and reality, or disputes between users. InhabitMe's role is limited to facilitating contact between parties.
